Volxide provides documentary verification of publicly available land registry and related data for parcels in Croatia. Our service consists of:

• Retrieving and reviewing land registry records (Zemljišna knjiga) from official Croatian public databases
• Checking cadastral records, spatial planning designations, and publicly available utility infrastructure data
• Compiling and presenting findings in a structured one-page report format

Volxide is not a law firm, notary office, or licensed legal practitioner of any kind. We do not provide legal advice, legal opinions, legal representation, or any service that constitutes the practice of law. Our reports present factual documentary findings only.

2. Not Legal Advice

Nothing in our reports, on this website, or in any communication from Volxide constitutes legal advice. Our reports are informational documents based on publicly available registry data at the time of the check. They are not a substitute for legal due diligence conducted by a licensed attorney (odvjetnik) or notary (javni bilježnik) in Croatia.

We strongly recommend that any group or cooperative considering land purchase in Croatia engage qualified legal professionals before entering into any transaction, regardless of the findings in our report.

3. Accuracy and Limitations

We make reasonable efforts to retrieve accurate and current information from official sources. However:

• Registry data may not always reflect the most recent transactions or filings, particularly where official updates are delayed
• Our check covers only the specific items listed in our Scope of Work — it does not constitute a comprehensive legal title search

• Spatial plan designations are based on publicly accessible planning documents and may be subject to change by the relevant authority

A "clean" finding in our report means no adverse entries were found in the checked registries at the time of the check. It does not guarantee clear title, absence of undisclosed interests, or suitability for any particular purpose.

4. Use of Reports

Reports delivered by Volxide are for the private use of the requesting party and their group. You may share the report within your group for the purpose of collective decision-making. You may not:

• Resell, license, or commercially distribute our reports to third parties
• Present our reports as legal opinions or certifications of title
• Use our reports as a substitute for legal due diligence in any transaction
